The 30-year fixed is at 6.61% today, flat with yesterday. The 15-year ticked down another 2 bps to 6.12%. The 30-year has now held under 6.65% for three consecutive sessions, the cleanest stretch of stability we have seen this month. The 10-year Treasury sits at 4.47%, off another 4 bps. Local Tri-County board: 2,901 active (down 11 from yesterday). 171 new listings this morning (down 17 from 188). 252 closed sales in the rolling 7-day window (down 10). New listings are pulling back faster than active inventory, a normal Wednesday-after-Memorial-Day pattern. National.
